These products may only be used by Federally Regulated Lenders. These Products are for loan transactions that are exempt from Financial Institution Reform, Recovery and Enforcement Act (FIRREA). Usually the loan amount is $250,000 or less for Banks.

Products A35and A53 are desktop products where the appraiser does not go to the property. We hand search the public records and the MLS for data on the subject property. The comparable sales are hand picked as well. The appraiser then performs a Direct Sales Comparison Approach. These are for very low risk transactions. Often lenders use one of these products in conjunction with their own curb-side inspection and borrower interview. We have an interview form that you may use if you wish. The officer should take a picture with a digital camera and send both the photo and interview sheet to us with the order.

The products found on this page are those described by the Federal Regulators as “evaluations” which are exempt from FIRREA guidelines. In Tennessee licensed appraisers are allowed to perform these outside of USPAP. They may only be performed for federally regulated lenders. These products have been designed to fully comply with federal regulations for evaluations.
